Form Outline

The TXR 2006 form is organized into the following sections:

  1. Instructions and Presumptions
    Directs the tenant to complete the move-in portion, return it on time, test safety items, and keep a copy. Establishes that all items are presumed in good condition unless the tenant notes otherwise. Clarifies this is not a repair request.
  2. Exterior Items
    Covers all exterior property features including mailbox, fences, pool/spa, landscaping, sprinklers, faucets, roof, siding, driveway, all exterior doors with hardware and lighting, patio/deck, and requires confirmation of locating water shut-off valve and electrical breakers.
  3. Garage
    Documents the condition of the garage including structure, automatic door opener with safety reversal test, remotes, doors, and any storage room.
  4. Entry
    Documents the condition of the entry/foyer area including walls, paint, doors, locks, flooring, light fixtures, windows, electrical outlets, and closet storage.
  5. Living Room
    Documents the condition of the living room including walls, paint, doors, flooring, lighting/ceiling fans, windows, window coverings, electrical, cabinets, and fireplace.
  6. Dining Room
    Documents the condition of the dining room with the standard room checklist items.
  7. Kitchen & Breakfast
    Provides the most detailed room section, covering all kitchen surfaces, cabinetry, and every major appliance individually including range, microwave, dishwasher, oven, vent hood, garbage disposer, sink, and refrigerator with sub-components.
  8. Halls
    Documents the condition of hallway areas including standard wall/floor/door items plus closet storage and cabinets.
  9. Family Room
    Documents the condition of the family room including standard items plus fireplace with logs and equipment.
  10. Primary Bedroom (1)
    Documents the condition of the primary bedroom with the standard room checklist items.
  11. Primary Bathroom (1)
    Documents the condition of the primary bathroom with detailed plumbing fixtures, tub/shower, toilet components, exhaust fans, and towel fixtures.
  12. Bedroom (2)
    Documents the condition of the second bedroom with the standard room checklist items.
  13. Bedroom (3)
    Documents the condition of the third bedroom with the standard room checklist items.
  14. Bedroom (4)
    Documents the condition of the fourth bedroom with the standard room checklist items.
  15. Bathroom (2)
    Documents the condition of the second bathroom with the same detailed plumbing fixture inventory as the primary bathroom.
  16. Utility / Laundry
    Documents the condition of the utility/laundry area including washer and dryer connections, water heater, and any HVAC equipment accessible from this area.
  17. Additional Items
    Covers critical safety equipment (smoke and CO detectors), HVAC, water heater, and provides space for any additional items not listed elsewhere. Includes signature and date lines for both tenant and landlord.
