How to fill and e-sign a form with EZDocs

EZDocs (beta) fills official TREC and TXR forms inside RaiderX and sends them for e-signature. Start from the deal’s Forms tab so the property, parties, price and your broker block are already filled in.

The five steps

  1. 1

    Start from the deal

Open the deal → Forms → Start a form and pick the form. Instant-fill forms are listed first — RaiderX fills the official PDF for you. Manual-placement forms open the blank PDF for you to place fields yourself.

  2. 2

    Answer the guided questions

Section by section, with a live preview. What the deal already knows is pre-filled and marked “Prefilled from the deal”; your brokerage block is filled from your profile and locked. Blanks that belong to someone else — the other broker, the title company — are never required of you. The contract’s “EXECUTED the __ day of __” effective date isn’t in the form at all: it’s the date the last party signs, recorded on the deal when the form is fully executed.

  3. 3

    Review

Preview the PDF. Optionally tap Request review to have your team leader, LLC owner or the broker look it over first — never required, and it never blocks sending.

  4. 4

    Send for signature

Pick the signers from the deal’s contacts and send. Each signer gets an email with the signature and initial spots already placed. You’re copied when it completes.

  5. 5

    It files itself

When every side has signed, the executed copy lands on the deal’s Documents tab under E-signed documents and is filed into its slot when the slot is certain; otherwise it waits as “Not filed yet” with a File under… button. The executed terms — price, dates, earnest money, option — are written onto the deal too.

Good to know

Checked addenda go with the contract

Check an addendum on the contract or lease and it’s started for you in the contract’s Envelope. Fill each one in, then send — everything goes out in one envelope. To add or remove documents first, tap Manage envelope on the contract’s card in your EZDocs list or the deal’s Forms tab. Addenda someone else provides: attach the signed copy, or mark it attached separately. Documents the parties don’t sign (a lease application, the agreement between brokers, a guaranty) show as Not part of this signing and don’t hold up the send.

EZDocs is in beta — you review everything

Before you send, check every filled-in value, every checked box, and where each signature and initial line is placed. You confirm that review on every send — Send stays off until you check the box.

Got an offer from the other agent?

Upload it under Upload a document. RaiderX shows what the offer says and places your client’s signature and initial lines where the paper has them. To counter, mark changes on their paper or rewrite the form.

The Seller’s Disclosure is the seller’s to answer

Use Send to seller — the seller answers by secure link and e-signs. Don’t fill it in for them.

Consumer notices are Handouts

The Consumer Protection Notice, the hazards notice and the lead pamphlets have nothing to fill: pick recipients and send, with an e-signed acknowledgment of receipt by default.

Your transaction-type approval applies

You can only fill forms for the types you’re approved for; a locked form links straight to My Approvals & Splits.

Quick answers

Where is TXR 1601 (or another TXR reprint of a TREC form)?
Hidden on purpose. TXR reprints run a revision behind TREC, and TREC requires the current promulgated form — so you always get the TREC original (the 20-19 contract, the IABS 1-2, and so on).
Can I use it for a lease?
Yes — the TXR Residential Lease (2001) and its addenda are Instant fill, along with the listing and buyer/tenant representation agreements.
