Form Outline

The TXR 2517 form is organized into the following sections:

  1. Wire Fraud Warning Headline
Prominent warning headline alerting buyers and sellers that criminals are targeting real estate transactions with wire fraud schemes.
  2. What is Wire Fraud and How Does it Occur
Explains the mechanics of real estate wire fraud: criminals gain access to email accounts or send spoofed emails appearing to come from agents, title companies, or lenders. The fraudulent communications direct victims to wire funds to a criminal's account. Once the wire is sent, the funds are typically unrecoverable.
  3. How to Protect Yourself from Wire Fraud
Two key protective measures: (1) Never send personal or financial information (bank accounts, etc.) via email or unsecured electronic communication. (2) Verify the authenticity of any wiring instructions by contacting the sender in person or by phone using a phone number you already know, NOT a number provided in the suspicious communication.
  4. Brokerage Electronic Communication Policy
A firm brokerage commitment that the brokerage will NEVER use electronic communications (email, text, social media) to request wire transfers or personal information from clients.
  5. What to Do if Targeted by Wire Fraud
If a party believes they are being targeted by wire fraud, they should immediately contact: (1) law enforcement, (2) their lender, (3) the title company, and (4) their real estate agent. Time is critical for any chance of fund recovery.
  6. Signatures and Acknowledgment
The broker's associate signs to confirm they provided the warning. Up to two buyers/sellers sign acknowledging they received, read, and understand the information and notice. Each acknowledging party checks whether they are a seller or buyer.
