The TXR 2504 form is organized into the following sections:

  1. Introduction to Property Hazards
    Opens by establishing that property damage, injuries, and deaths from home accidents are common in Texas, and that many can be avoided through identification and repair of hazardous conditions.
  2. Examples of Common Hazards
    Provides a bulleted list of common residential hazards that inspectors are required to report. Categories include: electrical safety (GFCI devices, AFCI devices, bonding and grounding), glass safety (ordinary glass where safety glass is required), fire safety (smoke alarms, fire-rated doors, emergency escape/rescue openings), carbon monoxide detection, structural safety (baluster spacing on stairs/porches), appliance installation, safety device installation, and gas piping bonding (including corrugated stainless steel tubing).
  3. TREC Standards of Practice and Inspector Requirements
    Explains the regulatory context: TREC Standards of Practice require licensed inspectors to report listed conditions as 'Deficient' during inspections. Some conditions may not have violated codes when built (grandfathered). Inspectors are not required to perform code compliance inspections, but TREC considers these hazards significant enough to warrant consumer notification.
  4. Buyer's Contract Rights and Inspection Limitations
    Clarifies the legal framework: TREC contract forms inform buyers of the right to inspect and may provide a termination option period. Neither the Standards of Practice nor the contract forms require sellers to remedy inspection findings. The decision to correct or negotiate repairs is entirely between the parties.
  5. TREC Approval Notice
