Form Outline

The TXR 2502 form is organized into the following sections:

  1. Recipient and Property Identification
    Identifies the parties and property involved. The broker fills in the recipient's name, broker name, property address, and date.
  2. Identification of Attached Information and Source
    Paragraph 1 requires the broker to identify the attached document or information by name and to state the source from which it was obtained (e.g., county tax records, MLS, appraiser, surveyor).
  3. Broker's Reliance and Known Exceptions
    The broker represents that they relied on the information and are not aware of any inaccuracies, but must disclose any known exceptions to the accuracy of the information.
  4. Disclaimer of Warranty
    This is the key disclaimer paragraph, printed in bold on the form. It states unequivocally that the broker makes no warranty or guarantee about the accuracy of the information and directs the recipient to independently verify it.
  5. Broker and Recipient Signatures
    The broker signs to certify the notice. One or two recipients sign and date to acknowledge they received the notice and attached information.
