Form Outline

The TXR 2232 form is organized into the following sections:

  1. Header / Identification
    Identifies the tenant(s), landlord, and property address that is the subject of the lease.
  2. Notice of First-Time Nonpayment
    Formally notifies the tenant that they are in breach of the lease for nonpayment of rent, while explicitly stating that this is a first-time occurrence with no prior delinquency. This specific language is required by Texas Property Code 24.005(f-3).
  3. Opportunity to Cure
    Provides the mandatory cure opportunity required by Texas Property Code 24.005(f-3). States the total amount owed, daily late charges, and the deadline for the tenant to pay and cure the breach.
  4. Failure to Cure / Termination
    Warns that if the tenant does not pay by the cure deadline, the landlord may terminate the right to occupy. The termination becomes effective a specified number of days after delivery under Texas Property Code 24.005(f-3). This paragraph serves as both a cure notice and a conditional notice to vacate.
  5. Reservation of Remedies
    Preserves the landlord's right to pursue any and all legal remedies for the breach, including damages, attorney's fees, and court costs.
  6. Signature and Authorization
    Signature block for the landlord or authorized property manager.
  7. Means of Delivery
    Documents how the notice was delivered to the tenant. Because this form also serves as a notice to vacate under 24.005(f-3), proper delivery per the statute is essential.
