One-page landlord notice that the tenant has breached a specific non-rent provision of a residential lease. It identifies the lease paragraph breached and describes the violation, sets the date by which the tenant must give written notice of the corrective action taken, and describes that action. It warns that the landlord may pursue all available remedies if the tenant fails to comply, including termination of the right to occupy (by separate notice) and recovery of damages, attorney's fees and court costs. The landlord or the landlord's property manager signs, and the means of delivery is recorded.

The TXR 2231 form is organized into the following sections:

  1. Notice Header and Property Identification
    "To: ___ (Tenant(s))" and "Re: Lease concerning the Property at ___" (the address continues on a full-width second line).
  2. A. Non-Rent Breach
    "(1) You have failed to comply with Paragraph ___ of the lease because ___." and "(2) You may cure your breach of the lease by providing written notice to the undersigned not later than ___ that you have taken the following corrective action: ___."
  3. Failure to Comply
    Printed text: the Landlord may pursue all available remedies if the tenant fails to comply — termination of the right to occupy the Property (by separate notice), damages, attorney's fees, court costs and other expenses. No blanks.
  4. Signatures and Means of Delivery
    The "Landlord … Date" rule, then "Or signed for Landlord under written property management agreement or power of attorney: By: ___ … Date" with "Printed Name:" and "Firm Name:" beneath (signature lines and their dates are e-sign tabs); then the boxed panel "Means of Delivery: ❑ Regular US Mail ❑ Certified Mail, Return Receipt Requested No. ___ / ❑ Fax ___ ❑ E-Mail ___ / ❑ Hand delivered to ___ on ___ by ___ / ❑ Other: ___".
