Form Outline

The TXR 2230 form is organized into the following sections:

  1. Header / Identification
    Identifies the tenant(s) and the property address under the lease.
  2. Late Rent Notice and Opportunity to Cure
    Section A covers three types of late-rent breaches (nonpayment, late payment, returned payment) and provides the tenant an opportunity to cure by paying the total past-due amount plus daily late charges by a specified deadline.
  3. Application of Rent to Non-Rent Obligations
    Notifies the tenant that the landlord has applied all or part of a rent payment toward unpaid non-rent obligations (utilities, late fees, etc.) per the lease terms, creating an unpaid rent balance.
  4. Wrongful Withholding of Rent
    Addresses the situation where a tenant improperly withholds a portion of rent (e.g., for claimed repairs), which is not permitted under the lease. States the cure amount and daily late charges.
  5. Failure to Comply / Remedies
    Warns the tenant of all available remedies if they fail to cure, including eviction (via separate notice), damages, attorney's fees, criminal liability for bad checks, and suspension of the landlord's repair obligations during delinquency.
  6. Signature and Authorization
    Signature block for the landlord or authorized property manager.
  7. Means of Delivery
    Documents how the notice was delivered to the tenant.
