A tenant-signed certificate that verifies the key terms and current status of an existing residential lease. Used when the landlord is selling or refinancing the property so that the buyer or lender can rely on the tenant's certified representations: that neither party is in default, the base monthly rent, additional charges, the next rent due date, any rent paid more than 30 days in advance, the security deposit, any claim of offset, the lease expiration, renewal / expansion options, any right of first refusal or purchase option, acceptance and possession of the premises, no ownership interest, non-realty items and any other certification — and names the party who will rely on it.
