Form Outline

The TXR 2218 form is organized into the following sections:

  1. Header / Identification
    Identifies the landlord, tenant, and property address that is the subject of the lease.
  2. Standard Notice of Intent to Vacate
    The tenant states the lease end date and the planned move-out date for a standard end-of-lease departure.
  3. Early Termination Notice
    Provides the tenant with the ability to terminate the lease early under specific statutory protections: military transfer/deployment, family violence, or sexual offenses/stalking.
  4. Move-Out Reminders
    Seven important reminders for the tenant regarding the move-out process, including returning keys and access devices, providing a forwarding address, leaving the property clean, holdover rent liability, and the landlord's right to show the property.
  5. Tenant Acknowledgment and Signature
    The tenant acknowledges continued obligations under the lease and signs and dates the notice.
  6. Landlord's Acknowledgment of Receipt
    Optional section for the landlord to formally acknowledge receipt of the tenant's notice to vacate.
