TXR 2211 — Lease Amendment Concerning Tenant Change

Amends an existing residential lease to change the tenants occupying the property. It restates Paragraph 1 (Parties) to name the landlord and every tenant who will remain, sets the security deposit amount going forward, states whether a departing (Previous) tenant is or is not released from further liability, has the remaining tenants accept the property as-is and all lease obligations, provides that any deposit refund is paid jointly to the remaining tenants (the previous tenant releases any claim to it), sets the date and recipient for the previous tenant's keys and access devices, states the consideration the remaining tenants pay for the amendment, and leaves space for special provisions. All previous and remaining tenants should sign; the landlord may require a Residential Lease Application from any new tenant first.

The TXR 2211 form is organized into the following sections:

  1. Property Identification and Effective Date
    "CONCERNING THE RESIDENTIAL LEASE OF THE PROPERTY AT ___" (two lines; repeated in the running header of page 2) and "Effective ___, the above-referenced lease is amended as follows."
  2. A. Parties (Paragraph 1 of the lease)
    "A. Paragraph 1 of the lease is changed to read as follows. 1. PARTIES: The Parties to this lease are: the owner of the Property, Landlord: ___; and Tenant(s): ___. (name all Tenants who will remain in the Property)."
  3. B. Security Deposit
    "B. The amount of the Security Deposit in Paragraph 3E (Paragraph 10A for all Leases dated on or before January 4, 2026) of the lease, exclusive of any additional deposit(s) tendered, is changed to $___."
  4. C. Release of Previous Tenant
    "C. Any person who was previously named as a Tenant and is not named as a Tenant under this amendment (Previous Tenant) ❑ is ❑ is not released from further liability under the lease."
  5. D. Remaining Tenants' Acceptance
    "D. All Tenants identified above (Remaining Tenants) accept the Property in its present condition and are obliged to surrender the Property in a clean condition free of all trash, debris, and any personal property, normal wear and tear excepted. All Remaining Tenants accept all obligations under the existing lease." (print only)
  6. E. Security Deposit Refund and Deductions
    "E. Any refund of the Security Deposit will be paid in one check made payable jointly to all Remaining Tenants. Any Previous Tenant releases any and all interest or claim to a return of the Security Deposit. Any deductions to the Security Deposit will be made without regard to which Tenant may have caused the damage." (print only)
  7. F. Keys and Access Devices
    "F. Not later than ___, any Previous Tenant will turn over all keys and other access devices to the ❑ Remaining Tenants ❑ Landlord ❑ ___."
  8. G. Consideration
    "G. Remaining Tenants shall pay Landlord $___ as consideration for this amendment."
  9. H. Special Provisions

    "All Previous and Remaining Tenants should sign this document."
