Amends an existing residential lease to change the tenants occupying the property. It restates Paragraph 1 (Parties) to name the landlord and every tenant who will remain, sets the security deposit amount going forward, states whether a departing (Previous) tenant is or is not released from further liability, has the remaining tenants accept the property as-is and all lease obligations, provides that any deposit refund is paid jointly to the remaining tenants (the previous tenant releases any claim to it), sets the date and recipient for the previous tenant's keys and access devices, states the consideration the remaining tenants pay for the amendment, and leaves space for special provisions. All previous and remaining tenants should sign; the landlord may require a Residential Lease Application from any new tenant first.
