TXR 2210Notice to Tenant of Change in Management and Accountability for Security Deposit

Formal notice to a tenant that management of the property has changed, and an accounting of the tenant's security deposit. It states why the previous broker no longer manages the property (property sold, management changed under the same owner, or the broker terminated its relationship with the owner), itemizes the security deposit (original amount, additions, deductions, current balance), names the person now responsible for the deposit or states that the balance is being returned, and gives the tenant the name, phone and address of the new broker, manager or owner to whom questions and future rent payments go. Signed by the new broker or manager, the previous broker, the new owner, or the owner.

The TXR 2210 form is organized into the following sections:

  1. Notice Header
    "To: ___ (Tenant)" and "Re: ___ (Property)".
  2. 1. Change in Management
    "The previous broker, ___, is no longer managing the Property, effective ___." then "❑ (a) The previous owner sold the Property. ❑ (b) Ownership of the Property has not changed, but management of the Property has changed. ❑ (c) The previous broker has terminated its relationship with the owner."
  3. 2. Security Deposit
    "(a) The amount of the security deposit is: Original amount of security deposit tendered $___ / Plus any additional amounts deposited ___ / Less any deductions through the date of this notice (___) / Current Balance $___" with three lines for "Any deductions or additions to the original amount tendered are itemized as follows:"; then "❑ (b) The person who is now responsible to account to you for the security deposit is ___." or "❑ (c) The Current Balance of the security deposit is being returned to you."
  4. 3. New Broker, Manager or Owner
    "The following person or company is: (a) now responsible for the Property; (b) the person to whom you should direct any questions about the security deposit or any obligations under the lease; and (c) the person to whom you should make future rent payments." Name / Phone / Address.
  5. Signature and Delivery
    One "Signature … Date" line, "Printed Name: ___", the signer's capacity ("❑ New Broker or Manager ❑ Previous Broker ❑ New Owner ❑ Owner (applicable if there is no change in ownership)"), and "Note date and means by which the notice is sent: ___".
