TXR 2207 — Property Manager's Inventory and Condition Report

TXR 2207 is a comprehensive room-by-room inventory and condition report used by property managers to document the state of a residential property at a specific point in time. It provides a detailed checklist covering every area of the property — from exterior items through the garage, entry, living, dining, kitchen, halls, family room, bedrooms, bathrooms and utility room to the major systems — with a comments cell for each item, a smoke-alarm test (tested / working / battery) per room, a count of the keys and access devices handed over, and a receipt acknowledgment. Signed by the person completing the report; receipt acknowledged by the tenant.

The TXR 2207 form is organized into the following sections:

Property Identification and Report Date
"CONCERNING THE PROPERTY AT ___" and "Date of Report: ___". "Check only the items that are in, on, or part of the Property." The property is repeated in the running header of pages 2–6.
Exterior Items
The "Exterior Items" table: 17 items, each a "❑" box (check the items that are in, on, or part of the Property) with a Comments cell.
Garage
The "Garage" table: 11 items, each a "❑" box (check the items that are in, on, or part of the Property) with a Comments cell.
Interior Rooms (superseded keys)
The KB collapsed the Entry, Living Room, Dining Room, Kitchen & Breakfast, Halls and Family Room tables into two keys; those keys are kept here but superseded by the per-room sections that follow — nothing prints from them.

The "Entry" table: 9 items, each a "❑" box (check the items that are in, on, or part of the Property) with a Comments cell.
Living Room
The "Living Room" table: 12 items, each a "❑" box (check the items that are in, on, or part of the Property) with a Comments cell.
Dining Room

Number of Keys
"Number of Keys: (Report the number of keys or devices.)" — Door keys, Garage Door Remotes, Security Cards, Mailbox keys, Ceiling Fan Remotes, Laundry Room Keys, Recreational Facilities Keys or Cards.
Signatures and Acknowledgment
"Signature of Person Completing Report" with "Printed Name:" beneath (no Date), and the "Receipt of report acknowledged by:" box with "Signature … Date" and "Printed Name:". Signature lines and the Date are e-sign tabs placed when the document is sent.
