The TXR 2121 form is organized into the following sections:

  1. Property Identification and Condition Presumption
    Identifies the property and sets the default assumption that everything is in good condition unless documented otherwise.
  2. Exterior Items
    Documents condition of exterior elements at move-in and move-out.
  3. Interior Common Area
    Documents condition of shared interior common areas at move-in and move-out.
  4. Interior of Leased Premises
    Documents condition of 10 interior element categories within the tenant's space at move-in and move-out.
  5. Other
    Catch-all section for additional items like HVAC systems, signage, or specialized equipment.
  6. Number of Keys
    Tracks door keys, mailbox keys, security cards, and other access items received and returned.
  7. Date and Tenant Signatures
    Execution section where the tenant's authorized representatives sign and date the inventory form.
