The TXR 2018 form is organized into the following sections:

  1. Header
    Identifies the property and links this addendum to the residential lease.
  2. Fee In Lieu of a Security Deposit
    Establishes the recurring fee amount that the tenant will pay with each rent payment instead of a traditional security deposit. Explicitly notes that this paragraph supersedes Paragraph 3E (security deposit) of the lease.
  3. Notices
    Contains six critical notices that define the fee arrangement. Establishes the alternative security deposit amount, confirms the fee is non-refundable, clarifies the fee only secures occupancy without a deposit, preserves all tenant obligations, confirms the fee is not insurance, and gives the tenant the right to switch to a traditional security deposit at any time.
  4. Signatures
    Signature blocks for up to two landlords, up to four tenants, and optionally a property management representative, each with corresponding dates.
