TXR 2014 — Residential Lease Amendment

Amends specific terms of an existing residential lease: rent, security deposit, occupants (add / remove), the number of vehicles under the parking rules, the notice contact information for the tenant and/or landlord, and any other lease paragraph; optionally a consideration the tenants pay for the amendment. Check every box that applies. For adding or removing tenants use TXR 2211.

Form Outline

The TXR 2014 form is organized into the following sections:

  1. Property and Party Identification
    "CONCERNING THE RESIDENTIAL LEASE OF THE PROPERTY AT: ___ Between ___ (Landlord) And ___ (Tenant(s))" and "Effective ___, the above-referenced lease is amended as follows." The property is repeated in the running header of page 2.
  2. A. Rent
    "❑ A. Rent: The amount of monthly rent in Paragraph 3B (Paragraph 5A for all Leases dated on or before January 4, 2026) is changed to $___."
  3. B. Security Deposit
    "❑ B. Security Deposit: The amount of the Security Deposit in Paragraph 3E (Paragraph 10A for all Leases dated on or before January 4, 2026) is changed to $___."
  4. C. Occupants
    "❑ C. Occupants: The Occupant(s) listed in Paragraph 1 (Paragraph 12 for all Leases dated on or before January 4, 2026) are amended as follows: add: ___ remove: ___" — four lines each. Note: only for changing occupants; for tenant changes use TXR 2211.
  5. D. Parking Rules
    "❑ D. Parking Rules: The number of vehicles identified in Paragraph 10 (Paragraph 13 for all Leases dated on or before January 4, 2026) is changed to ___ vehicles."
  6. E. Notices
    "❑ E. Notices: The contact information provided in Paragraph 29 (Paragraph 32 for all Leases dated on or before January 4, 2026) is changed to (select one or both): ❑ Tenant at: ___ ❑ Landlord at: ___" — five lines each.
  7. F. Other
    "❑ F. Other: Paragraph(s) ___ are amended as follows:" followed by unruled space on page 2 for the amendment text (about ten lines).
  8. G. Consideration
    "❑ G. Tenants will pay $___ as consideration for this amendment."
  9. Signatures
    Two Landlord signature lines and four Tenant signature lines, each with a Date beside it; "Or signed for Landlord under written property management agreement or power of attorney: By: ___" with Printed Name and Firm Name beneath (no Date on that line); "Tenant's Phone & E-Mail" lines. Signature lines are e-sign tabs placed when the document is sent.
