Form Outline

The TXR 2014 form is organized into the following sections:

  1. Property and Party Identification
    Establishes which lease is being amended by referencing the property address, landlord name, and tenant name(s), and sets the effective date for all changes.
  2. Rent
    Changes the monthly rent amount. References both the current lease paragraph (3B) and the prior version paragraph (5A) to accommodate either lease version.
  3. Security Deposit
    Changes the security deposit amount held by the landlord.
  4. Occupants
    Adds or removes occupants (non-tenant residents) from the lease. This is distinct from tenant changes -- occupants are listed residents who are not signatories to the lease. For adding or removing actual tenants, TXR 2211 must be used.
  5. Parking Rules
    Changes the maximum number of vehicles permitted at the property.
  6. Notices
    Updates the contact information for notices for either the tenant, the landlord, or both.
  7. Other
    A catch-all provision allowing the parties to amend any other lease paragraph not covered by sections A through E. The specific paragraph numbers and amendment language must be provided.
  8. Consideration
    Allows the landlord to charge the tenant a fee as consideration for agreeing to the amendment.
  9. Signatures
    Provides signature blocks for up to two landlords and up to four tenants, plus an option for a property manager or attorney-in-fact to sign on behalf of the landlord. Includes tenant phone, email, and firm name for the property manager.
