The TXR 1958 form is organized into the following sections:

  1. Header and Property Identification
    Identifies the property address, seller, and buyer for the contract whose critical dates are being tracked.
  2. Disclaimer
    Establishes the form is informational only, not a legal interpretation, does not modify the contract, and broker assumes no liability. Pre-printed — no blanks.
  3. Effective Date
    Records the Effective Date -- the anchor from which most other deadlines are calculated.
  4. Earnest Money
    Tracks deadlines for buyer to deliver earnest money and any additional earnest money deposits.
  5. Termination Option Period
    Tracks the option fee delivery deadline and the termination notice deadline.
  6. Financing
    Tracks financing deadlines from TXR-1901 (Third Party Financing Addendum) and TXR-1948 (appraisal), plus two custom OTHER lines.
  7. Title Policy, Survey, and Statutory Notices
    Tracks title commitment delivery, survey delivery, buyer objections, seller cure period, HOA/subdivision info, and two custom fields.
  8. Closing Date
    Records the closing date from Paragraph 9.A. of the contract.
  9. Footnotes
    Explains the * (business-day extension) and ** (deadline may be adjusted) notations printed beside some lines. Pre-printed — no blanks.
