This form provides the buyer with a comprehensive approximation of all costs associated with purchasing the property, organized into three main categories: (1) closing costs (title fees, lender fees, inspections, etc.), (2) prepaid items (interest, tax deposits, insurance deposits, mortgage insurance, HOA fees), and (3) the approximate cash due at closing (sales price plus costs and prepaids, less the loan amount and credits), plus approximate annual and monthly housing costs. The figures are approximations only and are not guaranteed; the buyer initials the footer to acknowledge receipt.
