Form Outline

The TXR 1930 form is organized into the following sections:

  1. Header and Property Identification
    Identifies the property address linking this addendum to the underlying commercial contract between the named seller and buyer.
  2. Property Description Amendment
    Expands the property definition to include the unit's undivided interest in common elements and any assigned areas like parking or storage spaces as designated by the condominium declaration.
  3. Periodic Assessments and Services
    Documents the current condo assessment amount, payment frequency, and which services (water, security, sewer, garbage, electricity, gas, cable, or other) the assessment covers for the unit.
  4. Transfer Fee Allocation
    Designates whether the seller or buyer is responsible for paying the condominium owners' association transfer or processing fee at closing.
  5. Condominium Information Disclosure
    Establishes how required condominium disclosures are delivered to the buyer. If the seller is the declarant, a condominium information statement is required under Section 82.153. If it is a resale, a resale certificate under Section 82.157 is required. In either case, the buyer has a 6-day cancellation right after receiving the applicable document.
  6. Signature Block
    Provides signature blocks for up to two seller and two buyer signatories, each with entity name, signature, printed name, and title lines for commercial entity execution.
