Form Outline

The TXR 1925 form is organized into the following sections:

  1. Concerning the Property At
    Identifies the property that is the subject of the walk-through confirmation. The property address must match the contract.
  2. Notice to Buyer (Pre-Closing Condition)
    Advisory notice reminding the buyer that the seller must deliver the property in its present or required condition, with ordinary wear and tear excepted, and that the buyer should verify condition before closing.
  3. A. Inspections
    Documents whether the buyer had the property professionally inspected and reviewed the report(s), or chose to forgo inspection entirely.
  4. B. Reinspections
    Documents whether the buyer had the property reinspected after completion of agreed-upon repairs, or chose to forgo reinspection.
  5. C. Residential Service Contract
    Documents whether the buyer purchased a residential service contract (home warranty) or declined one.
  6. D. Before Closing Walk-Through
    Documents whether the buyer performed a pre-closing walk-through of the property and the date it occurred, or chose to waive the walk-through.
  7. E. Sight Unseen
    Documents whether the buyer has physically visited the property in person or is purchasing it sight unseen without any in-person review.
  8. F. Acceptance
    Preprinted: "Buyer accepts the Property in its present condition." No blank — the buyer's signature is the acceptance.
  9. Notice to Buyer (Broker Disclaimer)
    Preprinted disclaimer: the brokers have no knowledge of defects beyond what was disclosed, no duty to inspect for unknown defects, and it is the buyer's responsibility to have inspections completed.
  10. Buyer Signatures and Date
    Two Buyer signature lines, each with a "Date" under the right end of the rule. Placed as e-sign tabs when the form is sent.
