Form Outline

The TXR 1917 form is organized into the following sections:

  1. Form Header and Property Identification
    Identifies the form as the environmental addendum and links it to the specific contract and property address.
  2. Environmental Assessment
    Gives the buyer the right to obtain an environmental assessment report from an environmental specialist at the buyer's cost. This is an optional checkbox that must be selected to apply.
  3. Threatened or Endangered Species
    Gives the buyer the right to obtain a report from a natural resources professional to determine whether any threatened or endangered species or their habitats exist on the property, as defined by state or federal wildlife agencies.
  4. Wetlands
    Gives the buyer the right to obtain a wetlands determination report from an environmental specialist to identify whether federally or state-regulated wetlands exist on the property.
  5. Termination Right and Earnest Money Refund
    Establishes a deadline (specified number of days from the effective date) for the buyer to terminate the contract by providing the seller with an adverse report and written termination notice. Earnest money is refunded upon valid termination.
  6. Execution by Buyer and Seller
    Provides signature lines for all buyers and sellers to execute the addendum.
