The TXR 1915 form is organized into the following sections:

  1. Form Header and Property Identification
    Identifies the form as the coastal area property addendum required by the Texas Natural Resources Code, and links it to the specific contract and property address.
  2. Notice of Tidal Boundary
    Notifies the buyer that the property borders state-owned submerged lands whose tidal boundary shifts over time, potentially causing the owner to gain or lose land. Only a licensed state land surveyor can accurately determine the boundary.
  3. Prior Fill Disclosure
    The seller discloses whether they know of any fill material that has been placed on the property. If the seller has knowledge of fill, they must describe it in the blank provided.
  4. Prohibition on Construction Over Submerged Lands
    Warns that Texas law prohibits any construction, use, or encumbrance of state-owned submerged lands below the tide line without obtaining proper state permission.
  5. Recommendation to Seek Legal Advice
    Advises the buyer to consult an attorney or qualified professional about the legal implications of the coastal property notices, and directs them to the Texas General Land Office for tide line location information.
  6. Execution by Buyer and Seller
    Provides signature lines for all buyers and sellers to execute the addendum, acknowledging they have read and understand the coastal area property notice.
