The TXR 1913 form is organized into the following sections:

  1. Header / Identification
    Identifies the seller, buyer, and property address for the back-up contract. Must match the parties and property in the back-up contract and TREC 11-8 addendum.
  2. Notice of Removal of Contingency
    The substantive notice section where the seller formally communicates three things: the first contract has terminated, the back-up contingency is removed, and the back-up contract's effective date is amended to the date this notice is sent. This single section transforms the back-up contract into the primary active contract.
  3. Seller Signatures
    Signature block for seller(s) only. This is a one-way notice from seller to buyer; the buyer does not sign this form.
