TXR 1508Unrepresented Customer Showing Form

This form documents that a broker is providing a prospective buyer or tenant with access to view a specific residential property WITHOUT establishing an agency relationship. The customer receives no representation, no compensation is charged, no advice or opinions are provided, and no other brokerage services are provided beyond access. It is non-exclusive and terminates at the conclusion of the showing or 14 calendar days after the last date initialed, whichever is earlier.

Form Outline

The TXR 1508 form is organized into the following sections:

  1. Property
    Identifies the specific residential property the customer will be shown ("Street Address and City"). This form applies only to this single property.
  2. Note
    Printed text: unless the broker represents the seller, state law requires a broker to enter into a written agreement with a prospective buyer before showing residential real property.
  3. Terms
    Printed text: No Representation, No Compensation, No Advice or Opinions (Broker may confirm property details such as size, price, or other terms), No Other Brokerage Services, and Term — non-exclusive, terminating at the conclusion of the showing and in no event later than fourteen (14) calendar days from the last date initialed.
  4. Limitation of Liability
    Printed text: Broker is not responsible or liable for personal injuries or property damage not caused by Broker; Customer holds Broker harmless and indemnifies Broker against claims for injury or damage Customer causes to others. "By initialing below, Broker and Customer acknowledge and agree to the above."
  5. Broker / Broker Firm
    The broker firm and associate by name and license number. The broker's (or associate's) initials and the Date beside them are placed as e-sign tabs when you send.
  6. Customer(s)
    Customer name(s) and, for each, whether the customer currently has a representation agreement with another broker (leaving the box unchecked confirms they do not). Each customer's initials and the Date beside them are placed as e-sign tabs when you send. Space for two customers.
  7. Compensation Disclosure
    Printed text: broker compensation is not set by law nor fixed, controlled, recommended, or suggested by the Association of REALTORS®, MLS, or any listing service. Broker compensation is fully negotiable; brokers independently determine their fees.
