Form Outline

The TXR 1505 form is organized into the following sections:

  1. Agreement Reference and Effective Date
    Identifies the original Buyer/Tenant Representation Agreement by its approximate date and establishes the effective date of this amendment.
  2. Market Area Change
    Allows the parties to redefine the geographic market area in which the broker will provide services.
  3. Agreement End Date Change
    Changes the expiration date of the original agreement.
  4. Service Level and Intermediary (TXR 1507 Only)
    For TXR 1507 (Short Form) only: changes the service level between Full Services and Showing Services, and modifies whether the client authorizes intermediary representation.
  5. Broker's Fees Change (TXR 1501 and TXR 1507 Only)
    Modifies the broker's fee structure for specific properties. Allows changes to the commission percentage or flat fee for purchases, and changes to lease fees. The modified fee only applies to the specified property or properties.
  6. Bonuses (TXR 1501 and TXR 1507 Only)
    Adds or modifies a bonus that the broker will receive from the seller, landlord, or their agent for a specific property transaction.
  7. Service Suspension
    Allows the client to temporarily suspend broker services without terminating the agreement. The broker stops services on a specified date and resumes either upon further client instructions or on a specified date.
  8. Other Paragraph Changes
    A catch-all provision allowing modification of any other paragraph in the original agreement not covered by the specific amendment options above.
  9. Signatures
    Signature block for the broker (or associate) and client(s).
