The TXR 1502 form is organized into the following sections:

  1. Parties, Appointment, Definitions, and Term
    Establishes the parties, grants exclusive representation, defines key terms (acquire, closing, market area, property), and sets the agreement term from start date to either the end date or the closing of the last property acquisition.
  2. Obligations, Representations, Intermediary, Competing Clients, Confidentiality
    Covers mutual obligations (broker uses best efforts, client works exclusively through broker), representations (authority, no conflicts, truthful info), intermediary authorization (check A or B), competing client acknowledgment, and confidentiality protections.
  3. Broker's Fees
    Defines eight fee types: commission (purchase or lease), hourly fees, advance fees, lease-to-purchase fees, renewal/extension/expansion fees, construction fees, service provider referral fees, and other. Includes protection period, excluded properties, payment county, escrow authorization, and broker lien rights.
