Form Outline

The TXR 1418 form is organized into the following sections:

  1. Property Identification
    Identifies the property address for which the disclosure is being updated.
  2. Updated Disclosure Information
    The seller's statement: "Seller is aware of the following new information regarding the condition of the Property. Section(s) ____ are changed to read (cite specific sections and copy the applicable language in the sections verbatim, making any necessary changes): ____". The seller answers this section.
  3. Broker Reliance Disclaimer
    Confirms the seller completed the update independently, that no one influenced the content, and that brokers are relying on the accuracy of the information.
  4. Signatures
    "Seller acknowledges that the statements in this form are true to the best of Seller's belief." (left column) and "Buyer acknowledges receipt of this form." (right column) — two rows of "Signature of Seller … Date" / "Signature of Buyer … Date" rules (e-sign tabs) each followed by a "Printed Name:" line.
