Form Outline

The TXR 1412 form is organized into the following sections:

  1. Concerning the Property At
    "CONCERNING THE PROPERTY AT ____ / ____." — two lines: the street on the first, the city, state and zip on the second.
  2. A. Seller's Contribution Toward Buyer's Expenses
    "Seller authorizes Broker to disclose … that Seller will consider contributing an amount up to $____ towards buyer's expenses." Seller is not obligated to pay any amount unless agreed in a sales contract; an amount included on an MLS cannot be conditioned on the retention of or payment to a cooperating broker.
  3. B. Authorized Property Information
    "Seller authorizes Broker, at Broker's discretion, to disclose and advertise the following information concerning the Property to prospective buyers and other brokers (for example … Seller's reasons for placing the Property on the market, any conditions of sale, or phrases such as "terms are negotiable," or "bring all offers"):" — the paper prints no rule; the text is written into the white space under the paragraph.
  4. Compliance Notice
    "NOTE: All disclosures and advertisements must be in compliance with local, state, and federal laws as well as TREC rules, the NAR Code of Ethics, and MLS policies." No blanks.
  5. Seller Signatures
    Two columns: "Seller's Printed Name" over "Seller's Signature … Date". The printed names are typed; the signature rules and their Dates are e-sign tabs placed when the form is sent. No broker signature line on this revision.
