TXR 1404 — Amendment to Listing

One-page amendment to a TXR 1101 Residential Listing (Exclusive Right to Sell): change the listing price, the date the listing ends, the broker's fee, instruct the broker to cease and resume marketing, or change any other paragraph. Signed by the broker (or broker's associate) and the owner(s).

Form Outline

The TXR 1404 form is organized into the following sections:

  1. Property
    "Amendment to Listing Agreement between the undersigned parties concerning the Property at". This form shall only be used to amend TXR 1101. "Owner" means the seller of the Property.
  2. Effective Date
    "Effective ______, Owner and Broker amend the above-referenced Listing as follows:"
  3. A. Listing Price (Paragraph 3)
    "☐ A. The Listing Price in Paragraph 3 of the Listing is changed to: $______."
  4. B. Date the Listing Ends (Paragraph 4)
    "☐ B. The date the Listing ends in Paragraph 4 of the Listing is changed to: ______."
  5. C. Broker's Fee (Paragraph 5A)
    "☐ C. The Broker's Fee in Paragraph 5A is changed as follows:" with three boxes — (1) a percentage of the sales price or a flat fee; (2) an additional percentage or flat fee if the buyer is unrepresented; (3) other terms.
  6. Cooperating Broker Compensation (not on the 06-15-26 revision)
    Earlier revisions of this form amended the compensation offered to a cooperating broker. The 06-15-26 paper has no such item — nothing in this section prints. Kept for values stored on older amendments.
  7. D. Cease and Resume Marketing
    "☐ D. Owner instructs Broker to cease marketing the Property on ______ and to resume marketing the Property on: ☐ (1) receipt of further instructions from Owner; or ☐ (2) ______. The Listing is not terminated and remains in effect for all other purposes."
  8. E. Other Paragraph Changes
    "☐ E. Paragraph(s) ______ are changed as follows: ______" — amend any other paragraph(s) of the Listing not covered by A through D.
  9. Compensation Disclaimer
    Bold preprinted statement: compensation paid to brokers or shared between brokers is not set by law nor fixed, controlled, recommended, or suggested by the Association of REALTORS®, any MLS, or any other listing service; it is fully negotiable and each broker independently determines their fees. No blanks.
  10. Signatures
    Left column: Broker's Printed Name / License No., Broker's (☐ or Broker's Associate's) Signature / Date, Broker's Associate's Printed Name, if applicable / License No. Right column: two Owner's Printed Name and Owner's Signature / Date pairs.
