It grants the broker the exclusive right to market and sell the property, defines the property in detail (land, improvements, accessories, crops, exclusions, and a reservations / exceptions matrix covering minerals, leases, royalties, water rights, timber, easements, restrictions and zoning), establishes the broker's compensation with or without compensation for the other broker plus lease and renewal fees, and sets the term, listing services, access, intermediary status and the parties' obligations.
