The TXR 1102 form is organized into the following sections:

  1. 1. PARTIES
    Landlord and Broker — names, mailing addresses, phone and e-mail (notices under Paragraph 21G go to these addresses).
  2. 2. PROPERTY
    Land (lot, block, addition, city, county, address), non-real estate items, exclusions, and owners' association membership.
  3. 3. LISTING PRICE
    Monthly rental (Listing Price) and the acceptable lease-term range in months.
  4. 4. TERM
    The Listing begins and ends (11:59 p.m.) on these dates.
  5. 5. BROKER COMPENSATION
    Complete EITHER 5A (fee with compensation for the other broker — complete both (1) and (2)) OR 5B (fee without compensation for the other broker). Then 5E other compensation, 5F protection period and 5G county.
  6. 6. LISTING SERVICES
    6A Filing with the MLS (check 1 or 2 only; under (1) check only one of (a) / (b)). 6B Listing Content is preprinted.
  7. 7. ACCESS TO THE PROPERTY
    7B scheduling companies and 7C(1) keybox authorization. 7A and 7D are preprinted.
  8. 8. RESERVED
    Reserved — no content on the paper.
  9. 9. INTERMEDIARY
    Check A or B only. A: Broker may act as intermediary with tenants/buyers Broker represents. B: Broker will not show the Property to prospective tenants or buyers Broker represents.

    Exceptions to the Landlord's representations in 12E, 12F, 12I and 12J. Leave blank when there are none.

    Preprinted — consequences of breach; if Landlord breaches before leasing, the Listing Price and a 12-month term are used to compute compensation.

    Preprinted — good-faith negotiation, then mediation with costs shared equally.
  18. 18. ATTORNEY'S FEES
    Preprinted — the prevailing party recovers costs and reasonable attorney's fees.

  20. 20. LEASE REQUIREMENTS BY LANDLORD
    Landlord's preferences Broker may communicate to prospective tenants — rent due date, late charges, animals, security deposit, utilities, guests, vehicles, trip charge, keybox, inventory form, yard and pool maintenance, repairs, insurance, replacement tenant fees, special provisions and other. Negotiable; does not bind Landlord.
  21. 21. AGREEMENT OF PARTIES
    Preprinted — entire agreement, assignability, binding effect, joint and several liability, severability, Texas law, notices.
  22. 22. ADDITIONAL NOTICES
    Preprinted — fair housing, MLS review, valuables, surveillance, statutes, residential service contracts, security devices, lead-based paint, wire fraud, legal advice.
