Form Outline

The TREC REI-7-6 form is organized into the following sections:

  1. Report Header and Identification
    Identifies the inspection client, property address, date of inspection, and the licensed inspector performing the work.
  2. Purpose of Inspection, Responsibilities, and Report Limitations
    Establishes the scope and limitations of the inspection: it is a visual survey only, not technically exhaustive, not a code compliance check, and Deficient items do not obligate repairs. The client must pursue further evaluations for deficiencies before deadlines expire.
  3. Notice Concerning Hazardous Conditions and Deficiencies
    Warns that older homes may have conditions that were legal when built but are now considered safety hazards. These must be reported as Deficient even if not required to be brought to current code. Common examples include missing safety devices, outdated electrical protection, and improper installations.
  4. Structural Systems
    Covers all major structural components of the property including foundations, grading/drainage, roofing, attic, walls, ceilings, floors, doors, windows, stairs, fireplaces, and exterior structures. Each subcomponent is rated and has a comments section for inspector findings.
  5. Electrical Systems
    Covers the electrical system including the main service panel, branch circuits, outlets, fixtures, wiring type, and other electrical components. Common deficiencies include missing GFCI protection, outdated wiring, and panel issues.
  6. Heating, Ventilation and Air Conditioning Systems
    Covers the HVAC system including heating equipment, cooling equipment, ductwork, and ventilation. System types and energy sources are documented. Common deficiencies include age-related performance issues and duct problems.
  7. Plumbing Systems
    Covers all plumbing components including supply piping, drain lines, water heaters, gas distribution, and hydro-massage equipment. Key details like pipe material, water pressure, and water heater capacity are documented.
  8. Appliances
    Covers all built-in appliances and mechanical systems including kitchen appliances, exhaust systems, garage door operators, and dryer venting. Each appliance is individually evaluated for proper function.
  9. Optional Systems
    Covers optional systems that may or may not be present, including irrigation, pools/spas, outbuildings, private wells, septic systems, and other built-in items. These are not part of the standard required inspection but may be inspected if present and requested.
